1. Put up a sizeable escrow deposit, it shows you are
a serious buyer.
2. Ask for a short settlement date, the sooner you
can close, the sooner the seller gets their money, the more
likely they will accept your offer.
3. Eliminate as many inspections as possible. That
being said, you have to protect yourself from serious
unknowns, however things like radon that costs $800-$1200 to
remediate can be eliminated.
4. If you are absolutely positive about closing, no
mortgage contingency effectively turns your offer into a
